Permits & ApprovalsCarriage homes are constructed in accordance with zoning regulations. Depending on the zoning, there are a few avenues in relation to permits required for this phase.

Design, Planning & PrepOur team will work with you and our plan designer to create a preliminary design for your home. This will include floor plans, elevations, and 3D renderings to help visualize the final product. Next, the site must be prepped before construction begins, which involves clearing vegetation, grading the land, and installing utilities such as water, sewer, electricity, and gas.

Time To BuildOnce all the necessary approvals and permits are obtained, the next phase involves foundation work and framing. Gibson will oversee the construction process and liaise with subcontractors to ensure that the project is implemented as planned and promised, in accordance with set timelines and premium quality standards.

Dive Into DetailsAs the construction of your carriage home commences, our builders and interior designers will work closely with you to select materials, finishes, fixtures, and other details of your new home. From flooring to cabinetry, lighting and appliances, you'll have the final say every step of the way. You'll also have ongoing assistance to ensure that the materials chosen meet your aesthetic preferences, functional needs, and budget.

Finishing TouchesOur third-party quality assurance subcontractor will walk you through your home, explaining the warranty process while noting any issues or deficiencies that will need to be resolved before you officially receive possession of your carriage home.

Welcome Home!Once your carriage home project is completed to your satisfaction, in compliance with legal regulations, and the occupancy permit is received, you will receive the keys to your new home! Your relationship with Gibson Custom Homes does not stop on your move-in day. You’ll enjoy a full-coverage warranty during the first year after your home’s completion, a two-year labour and materials warranty, and a five-year building envelope warranty, followed by a ten-year structural warranty.
