Once we have selected a lot, what are the next steps?
After your lot has been selected and/or purchased, we start designing your house plans. Once your plans are finalized, we will gather quotes from subcontractors to provide a detailed budget.
How involved will you be during construction?
This will all depend on your level of comfort. If you would prefer to sit back and enjoy the building process with minimal tasks, then we would suggest hiring an interior designer to help you make your finishing selections prior to construction beginning; this will greatly reduce the amount of decisions you will be required to make during construction. There are many people who enjoy being hands-on during construction and involved every step of the way; if this is your mindset, then we encourage it! There are many moving parts during construction and we want your opinion so we can build your home exactly the way you want it.
Why don't you offer a fixed price contract option?
We want to have open communication with our clients throughout the process. This means showing you the quotes and prices from our subcontractors with no hidden fees or price mark-ups. During construction, you will receive monthly invoice packages which provide you with our subcontractor invoices and a copy of your ongoing budget, so you can see exactly where you are spending your money.
What if I want to make a change during construction; will there be large fees attached to that?
No. We expect you to make changes during construction and don't charge change order fees.
What do you include in your cost plus estimates?
Our goal is to build your home so that when you move in there is nothing left to do but enjoy your new space. In addition to a fully finished home, this typically also includes appliances, landscaping, and fencing.
If I don't work with an interior designer, how will I know what needs to be decided and when?
Once we start your project, we will provide you with a list of decisions that need to be made each month and a deadline as to when it needs to be decided. Your Project Manager will keep you organized with deadlines to ensure your project remains on schedule.
I don't live in the Okanagan, what will that look like for us?
We work with many clients who live out of town, which is why we brought our business online. You will be invited to our online project management software where you will have full access to your budget, schedule, site photos, and more. A lot of our communication is via email and we will make sure to schedule any calls during a time that work for your time zone. Important site meetings are planned well in advance to provide you ample time to travel to the area or we can also host a video meeting on site.
